WHAT IS GOSHAWK RANCH?
Goshawk Ranch
consists of 184.4 acres, with 13 lots ranging in size from 9
to 20 acres. All
the
lots are small ranch estates
located in a tranquil atmosphere. All the modern conveniences
that are provided combined with the close proximity of GosHawk
Ranch to a major city allows the residents to have a balanced
lifestyle.
2. WHERE IS GOSHAWK RANCH?
GosHawk Ranch is located 4 miles north
of Kimball Junction, 10 miles from Park City and 25 miles from
downtown Salt Lake City. All the lots at GosHawk Ranch have panoramic
views of Deer Valley, Park City, and the Canyons to the south,
the Uinta mountains to the east and Lewis Peak to the north.
3. WHAT IS THE NATURAL LANDSCAPE OF GOSHAWK?
Goshawk Ranch is rolling mountain terrain
with wonderful views. The native vegetation is a mixutre of aspen,
cottonwood, gambel oak, sage and meadow grasses. There are year
round and seasonal streams, natural ponds, which host an array
of animals such as moose, deer, elk and raptors.
4. IS THE PROPERTY WITHIN THE PARK CITY
LIMITS?
No, it is located in the unincorporated
area of Summit County, called Snyderville Basin. However, GosHawk
Ranch is within the Park City School District and the Park City
Fire District, giving residents a Park City Mailing Address. It
is expected that the school bus system will pick up children living
in GosHawk Ranch at the Frontage Road/Bitner Ranch Road Intersection.
Mail will be delivered to a common group mail site at
this same location.
5. WHEN WILL THE IMPROVEMENTS BE COMPLETED?
All improvements are complete as
of 12/31/99. Electricity, phone, natural gas and water are
available at lot roadside. Each lot owner receives 1 share
in the water company, that allows for water usage.
6. WHAT ARE THE SPECIFICATIONS FOR BUILDING
A HOME?
All the lots have prescribed areas in
which all building may occur, defined by what is referred to
as the "building pad". The site plan and plat indicate
the building pad envelope for each lot. These building pads are typically
1- 2 acres in size. The minimum size for the main house is 3,500
sq.ft. with no maximum size. Each lot may include a guest house,
caretaker cottage, barn and corral. The guest house maximum size
is 3,000 sq.ft.
7. WHEN CAN LOT OWNERS BEGIN CONSTRUCTION
ON THEIR PERSONAL RESIDENCE?
Construction can begin immediately,
assuming that the homeowner has received a Summit County Building
Permit.
8. WHAT TYPES OF ANIMALS ARE PERMITTED
AT GOSHAWK RANCH?
The area is considered
a "Rural
Countryside Development" and allows for animals such as horses
and domestic pets on all lots.
9. WHO IS THE DEVELOPER?
The
Benchmark GosHawk Inc. company
and Benchmark Ventures LLC. Ian Dowie a local Park City resident
is the President. Jack Johnson Company of Park City provided the
engineering services.
10. WHAT ABOUT ALL THE OPEN SPACE: WHO
OWNS IT AND HOW IS IT USED AND CONTROLLED?
There is a common shared area
of 1.7 acres, deeded to the Home Owners Association that is intended
for the recreational benefit of the home owners (i.e. riding
corral, maintenance facility etc.). The HOA will decide its best
use and maintain the property. Located on this common area is
a large pond, approximately 120,000 gallons that the fire department
requires for emergency use. There are also 3.5 miles of hiking/riding
trails within the property, which generally follow lot lines,
and are for the enjoyment of the homeowners; motorized vehicles
are restricted on the trails.
